Lynn Haven Real Estate: A Local’s Perspective, Backed by Real Numbers

Dale GummI live in Lynn Haven, and I’ve worked in this real estate market for years. I understand the pace of the neighborhoods, the benefits of the school system, and the type of buyers and sellers that consistently shape our local community. This is more than just where I do business — this is where I live, and that perspective matters.

THE DATA. Since Hurricane Michael in 2018, over the past seven years, Lynn Haven’s quarterly sales data point to a strong yearly cycle:

  • Q2, the second quarter (April/May June), is historically the busiest, driven by relocations, school transitions, and the summer momentum. The highest number of sales took place in 2021 with 195 transactions on record. This year, in a softer market, 77 sales occurred in Q2-2025. This is 61% less than the top year 2021… but is still 48% higher than the number of sales between January and March, Q1-2025.
  • Q1 (January/February/March) and Q3 (July/August/September) offer consistent activity, often led by local homeowners making strategic moves after the holidays or over the summer. These two quarters correspond to our local normalcy. During these quarters, the number of sales over time has oscillated between highs of 137 (Q1-2022) and 163 (Q3-2021), and lows of 52 sales (Q1-2025) and 77 (Q3-2024). In 2025, the first quarter brought 52 sales; this was only 38% of 2022’s peak.
  • Q4 (October/November/December), traditionally the slower quarter, remains quieter but continues to bring serious, well-qualified buyers — especially when pricing and presentation are done right. In 2020, the most active year on record, the number of transactions peaked at 161 sales. The last quarter of 2024 registered 68 sales, or only 42% of peak.

UNDERSTANDING THE DATA. While home prices have remained high through 2024 and 2025, the number of sales has steadily declined. At the same time, inventory is rising, creating more competition for sellers and more leverage for buyers. It’s no longer about just ‘being on the market’, it’s about standing out in it. Making a property stand out should not be deemed “extra work” for the listing agent, it should be part of the expectation. With all my listings, both past and present, I have hired the most capable of professional photographers to make my clients’ properties not only look good but stand out amongst our competition. Standing out also means finding different ways, each specific to the property, to attract potential buyers; this requires creativity and experience (this is my 8th year working in this market, and my broker has been Anchor’s broker since 1990). Today, we’ve clearly moved past the frenzied pace of 2021–2022. What we now have is a market that rewards sellers who approach it with strategy, realistic pricing, and a strong understanding of local dynamics.
