Market Context
From mid-2020 through early 2023, the PCB condo market soared. Properties sold in days, prices surged, and bidding wars were the norm. But that season has ended. Based on the past four years of sales data at Shores of Panama, today’s market reflects only a quarter of that prior activity. For some layouts, volume is even lower.

Why the slowdown?

Interest rates remain high. Rental income is declining. HOA fees and insurance premiums are rising. All while many sellers continue to price their properties based on outdated expectations.

What the Data Says (Inventory + Trends)

Sales velocity has slowed significantly, with condos taking 138 days on average to sell, compared to 85 days a year ago.

Real Value vs. Asking Prices
To understand where values should be today, we applied a 6% annual appreciation to the market values of 2016 through 2019. This long-term growth benchmark—used by seasoned investors—offers a realistic pricing frame for 2025. Here’s what we found:

Most listings exceed this value range. For example, the popular C-stack (a flagship layout at Shores of Panama) should theoretically be worth around $346,450 today. Yet currently, eighteen are listed, and only four fall below that threshold. The remaining fourteen are priced significantly higher, with the next closest nearly $34,000 above the benchmark.
