The building, and the east end of Panama City Beach in general, have always remained close to me. This is where I specialize my practice. I know this building from the ground up. What started as a destination quickly became part of my life and career, and I’m proud to now serve the very community that meant so much to me as a kid.

I’ve sold fifteen (15) units at The Summit over the past five years and know this building inside and out — from floorplans and stack positioning to seasonal buyer behavior and pricing dynamics.

So far in 2025, The Summit has seen nine closings, and I’ve personally represented three of them.

Of those three, two were also my listings — and both went under contract in under fifteen (15) days. These outcomes are the result of a focused strategy: targeted marketing, consistent professional communication, and honest, transparent guidance throughout the entire listing process.

Understanding Today’s Market
The Summit remains — and will continue to be — a staple of the Panama City Beach community. Its Gulf-front location, amenities, and rental appeal make it a consistent draw for both investors and vacationers.

But it’s a different time, and a different market to sell in. Buyers today are more value-conscious. Inventory is rising. Additionally, the properties that are not properly priced and positioned are simply sitting with no offers coming.

As of June 9th, 2025, there are 27 active listings at The Summit — and not a single unit is under contract. That’s a clear signal: strategy and specialization matter. The market exists, but something is lacking: the pricing, the communication to the prospective buyers or reaching the right buyers.

I am a condo professional more than anything else. Over my seven-year career, I’ve sold in 43 different condominium complexes across Panama City Beach — giving me unmatched insight into pricing trends, seasonal demand, HOA considerations, rental potential, buyer behavior… And what makes The Summit unique and desirable.
