With over 37 years of experience in real estate and a career shaped by the very first deal he ever closed, James C. Perry has built a name as one of the most trusted and knowledgeable 1031 exchange experts in the field. His background is equal parts academic and practical, blending an MBA in Real Estate Finance and Entrepreneurship with decades of boots-on-the-ground work helping investors grow smart portfolios—from duplexes to apartment complexes to commercial acquisitions across the U.S.

It all started on Labor Day weekend in 1989, when Jim was holding an open house for a lakefront condo in Lake Tahoe. A gentleman walked in and wanted to exchange his avocado grove in Temecula, CA for the property. Jim knew the process—and helped him close the deal. That single 1031 exchange became the blueprint for a career built on tax strategy, smart investing, and client education. “That one escrow shaped my entire career,” he says.

Since then, Jim has facilitated countless successful exchanges, mentored new agents, and advised longtime investors. With a specialty in investment property strategy and complex tax-deferred transactions, he offers clarity in what can often feel like a maze of rules and misconceptions. “One of the biggest myths is that 1031s are only for land-to-land or that homeowners can use it on their primary residence,” he explains. “Neither is true—but that confusion keeps a lot of people from building wealth the smart way.”

A lifelong teacher at heart, Jim enjoys helping new and experienced clients navigate their options based on lifestyle and long-term goals. “New investors should always evaluate risk tolerance first,” he says. “Then we look at cash flow, tax implications, and most importantly—where the property fits in their life.”

His favorite success stories speak volumes: a young college grad turned full-time investor who started with a fourplex and grew into a 31-unit complex… or the retired fire station owner who went from local property to a multimillion-dollar industrial purchase in Kentucky—all through strategic planning and the right questions.

Jim and his wife, Vanessa, now live in Apalachicola—a move that started with a vacation and quickly turned into a new chapter. “We stopped here on our way to Biloxi in 2020 and fell in love,” he recalls. After purchasing two local properties via a 1031 exchange, Jim earned his Florida broker’s license.
